The community at a glance

BlueSky Community is a coastal condominium association on the Sarasota bayfront with 184 units across two mid-rise towers and 220 numbered parking spots — a mix of resident-assigned, visitor, and contractor spaces. Like most Florida condo communities, BlueSky has a busy snowbird season from November through April when overnight guest counts triple and short-term rental traffic spikes from STR-permitted units.

Until early 2026, the association ran its guest parking program the way it had since 2014: a paper sign-in book at the front-desk console, a pad of carbon-copy visitor passes that residents picked up in person, and a hand-typed monthly spreadsheet of "active" permits that the security contractor reconciled every Sunday night. The problem: a front desk drowning in pass requests
