Median resident age is 68; about 40% of homes are seasonal and unoccupied during the summer.
The problem: a printed monthly permit that everyone shared
For roughly three years, Desert Ridge had used a printed monthly visitor permit. The system was friendly, simple, and almost universally abused. A single resident would obtain one or two monthly cards in early November, then loan them to grown children, grandchildren, and visiting friends through the entire winter season. Multiple vehicles would show the same card on the same day, in different lots.
What changed
Desert Ridge selected SmartLotIQ in early January 2026 specifically for the plate-bound, scan-limited pass design. Every digital pass is tied to a single license plate. Reusing one pass for a second vehicle is structurally impossible — the displayed plate won't match what security sees on the dashboard. In 2024 the HOA dispatched a tow 247 times. In 2025 with SmartLotIQ in place from January, dispatches fell to 170, saving the association approximately $14,300 in tow operator fees. Combined with retired security overtime, the all-in 12-month savings came to $48,200.
