The three severity tiers

  • Warning — informal, no fine. The resident gets a friendly email noting the issue and citing the relevant CC&R section.
  • Citation — formal, fine attached. The resident receives a numbered ticket with photos, the CC&R clause cited, the fine amount, the appeal window, and a link to pay online.
  • Tow-risk — formal, fine attached, plus the violation is automatically queued in the tow workflow with a configurable grace window.

The 30-second ticketing flow

Security spots a violation, opens SmartLotIQ on a phone, taps "New violation," scans or types the plate. SmartLotIQ auto-resolves the responsible resident if the plate matches a registered vehicle or active pass. Selects the violation type, snaps two photos, picks severity, confirms the fine, submits. Resident receives an email within 90 seconds.

Fine schedules and escalation

Each property defines its own fine schedule. SmartLotIQ supports per-type fines plus an escalation curve: the second offense doubles, the third triples, and the fourth queues for board review. Fines can be paid through the resident portal via Stripe.

Disputes and the audit trail

Every ticket records who issued it, when, with what photos, citing what rule, against what plate, against what resident, and every state change thereafter. Dispute status: open, under review, upheld, reduced, or voided. Every change is timestamped with the staff member who made it.
